Setup Fee: $250.
• Professional Photo package
• Advertise your home on Zillow.com, Realtor.com, vegas4rent.com, Trulia, hot pads, and multiple other sites. 
• Input the property on the Multiple Listing Service giving access to 20,000+ Realtors.
• Coordinate all needed repairs. 
• Verify repairs done properly
• Pay vendors once work is completed and verified. 
• Transfer utilities into Keller n’ Jadd name and service payments. 
• Set your property up in our software system: ACH, W9 Tax, address etc.

Leasing Fee: 20% of the first month’s rent.
• Screen all applications.
• Run credit report. 
• Eviction check.
• Residential history verification.
• Employment verification.
• Present Application to Owner for approval and negotiate terms with tenant to maximize returns.
• Prepare Lease Agreement for all parties to review and execute.
• Conduct a move in report and take 150+ pictures to inventory home and its contents. 
• Process all move in monies and disburse to owner when all above is completed.

Realtor Commission: $350
• All 20,000+ Real Estate Agents have access to the listing via Multiple Listing Service. The realtor who procures the tenant who leases the home is due a referral commission of $350.00 once lease is signed and all monies are paid. 

Lease Renewal Fee: $200 
• Inspect Property
• Run Rental Comparative Analysis to determine current Market rent
• Negotiate rental increase and terms
• Prepare lease renewal and obtain signatures

There is no vacancy charge, we only get paid when you do!

There are no Advertising fees with our Brokerage!

Preferred contractor pricing with licensed vendors providing 20% + in $ savings!

We handle all HOA compliance issues and attend any hearings!

Preparing your home for rent & Marketing

At Keller n' Jadd we do all the prep work for you. Our Las Vegas property managers will visit the property and identify what needs to be done in order to make your home rent ready. We will assist you in obtaining estimates for work needed. All work is completed by a licensed vendor in their respected fields. 

All vendors have been screened & must possess the ability to do the following:

  • Be extremely competitive on pricing
  • Be prompt & professional when on site
  • Provide outstanding service & quality workmanship 
  • Licensed & Insured

KNJ will monitor vendors start date, progress & completion of work. KNJ insists on work being done in a timely and professional manner.

Pictures will be taken of all work completed as well as a written report. The photos & report will be e-mailed to the owner prior to marketing the property for perspective tenants. Keller n' Jadd will select the appropriate photos to be displayed on our various advertising websites.

Tenant Selection

Our team of professionals will take care of the application process for you. One of our property managers will review applications, run credit checks and verify rental history. You will be contacted regarding the application and our staff member will discuss the possible tenant with you. We are here to place the best long term and desirable tenant in your home.

Repairs

Our dedicated staff will work hard to make sure tenants and owners are satisfied with the home repairs & the costs associated with the repairs. If a tenant reports any repairs necessary for the home, we will contact one of our vendors right away. One of our staff members will contact you the owner, by e-mail or phone to inform you of the situation. We work hard to make sure the owner is always aware of what is occurring at their property. Our philosophy is to minimize your maintenance cost. Therefore, we will troubleshoot the problem first & attempt to walk the tenant through a small problem before we dispatch a licensed & insured vendor out to the property.

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
