Rental Qualifications
Information You Need
Prior to submitting an application, applicant must have viewed the property (there are NO EXCEPTIONS). Along with the submission of the application, applicant must:
- (a) provide a copy of a valid form of identification;
- (b) provide proof of income;
- (c) pay the required application fee (see below for more information).
To complete the application, applicant must also provide three (3) years of residential history along with contact information for each of the applicant’s references.
PROOF OF INCOME. Each applicant must provide complete information regarding applicant’s monthly income. Please note that most properties require that the applicant (or applicants if multiple persons are submitting an application as co-lessees) income is at least three and one-half (3.5) times the monthly rental amount.
APPLICATION RULES AND FEE. Each person over the age of 18 years old who would reside at the property MUST complete and submit a separate rental application. Please only list any children/dependents on one application in the event multiple applications are submitted by prospective co-lessees incompliance with this rule.
EACH APPLICANT MUST PAY A $95.00 NON-REFUNDABLE FEE ALONG WITH THE APPLICATION. It is acknowledged and understood by the applicant that payment of the application fee does not guarantee the applicant will be approved or selected as a tenant for the property. It is also acknowledged and understood by the applicant that multiple prospective applicants may submit applications for the same property and that the selection of the tenant is based upon several criteria such as credit score, verification of income, rental history, and other non-discriminatory factors. Selection of a tenant is NOT based on race, color, religion, sex, sexual orientation, gender identity or expression, disability, national origin, or familial status. Any applicant who is not successful in his/her application SHALL NOT be entitled to a refund of the application fee or any portion thereof.

By applying, Applicant agrees to be enrolled and to pay the applicable cost of $30/month, payable with rent.

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property.
