Can you hold a property before I apply?
No. Properties are leased on a first-come, first-served basis with a completed application, application fee, and required documentation. To secure a rental, we recommend applying as soon as possible. We accept all applications until the owner has approved an application. -
Do I need to pay the first and last month’s rent along with the security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit prior to move-in. Some homes may also require last month’s rent. -
How old do I have to be to apply?
Applicants must be at least 18 years old to legally enter into a lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable as long as all lease terms are met and the property is returned in good condition beyond normal wear and tear. Deductions may be made for unpaid rent, damages, or cleaning fees. -
When is a cosigner required?
A cosigner may be necessary if an applicant does not meet income, credit, or rental history requirements. Cosigners must meet financial qualifications and sign a guarantor agreement. -
How do I apply for a property?
Applications can be submitted online through our tenant portal. A completed application, application fee, proof of income, and valid identification are required. -
How can I pay rent?
Rent can be paid through our secure online tenant portal, automatic bank transfer, or by check/money order, depending on property payment options. Online payments are strongly encouraged for faster processing. -
Can I have a pet in the property?
Check your lease agreement first, then contact our office. Some properties allow pets with an additional deposit or monthly pet rent, while others may have restrictions. -
What if I want to move out, but my roommate wants to stay?
All tenants listed on the lease are jointly responsible for the full lease term. If one tenant wishes to stay, they must qualify on their own or find an approved replacement tenant. -
What do I do if my lease is ending and I want to move out?
Most leases require written notice prior to move-out. Review your lease agreement for the required notice period and submit your intent to vacate in writing through your tenant portal before the 30-day deadline. -
Who is responsible for maintenance and repairs?
Keller n' Jadd handles routine maintenance and repairs. However, tenants are responsible for any damages caused by negligence or misuse. All maintenance requests must be submitted promptly through the tenant portal.
